2024/25 Winter reservations open on May 9th 2024

STAY DATES: November 29, 2024 – March 31, 2025

• Booking request via telephone/fax/email will not be accepted. Book us directly.
• Room rates are variable. The best sale will be available to May 31, but is subject to change without notice.　Availability and rates can not be checked beforehand.
• Bookings will not be open to both domestic/international OTA such as Expedia, Booking.com, or Agoda for months.
• Holiday seasons are usually popular and expected to be sold out very fast. Unit owner has priority rights to book their own unit before releasing to the public. Especially for room types with a small number of rooms, such as Penthouses, Residences and Ateliers, there may be no rooms available from the beginning.

【Minimum length of stay policy】　 **This must be fulfilled in the same room type

Room types:

• Penthouse ( Yotei view / Ski resort view )
• Residence ( A Forest view / B Forest view )
• 3 Bedroom ( Yotei view / Ski resort view )
• 2 Beddroom ( Yotei view / Ski resort view / Forest view )
• 1.5 Bedroom village view
• Studio village view
• Atelier

• 20% deposit payment - pay within 14days of the booking’s date (non-refundable). Booking is not amendable after the payment.
• 80% balance payment - pay no later than 45 days prior to guest’s arrival. (cancellation made 45 days or less prior to guest's arrival is non-refundable)
• When booking is made close to the arrival date, full payment (non-refundable) is due within 5 days of the booking’s date or by the due date stated on the invoice.
• NO SHOW-100％ penalty

**Bookings left unpaid by due date will be cancelled automatically. No refund will be made.
**Change of room type, stay date, or shorting of stay will be subject to the above penalty after reservation is confirmed with payment.
**Payments cannot be held or transferred to bookings in another season.
**Visa, vaccine restrictions, quarantine enforcements, other travel difficulties related to the pandemic, delay on transportation, change of ski resort operation, weather and/or snow conditions, change in school holiday schedule, etc. are not grounds for AYA Niseko to make refunds or changes. No refund will be given under any circumstances. We strongly recommend that you protect yourself with travel insurance.

• Breakfast is included in the room rate and can not be separated from it.
• No reservations will be taken before our official opening date and time except unit owner.
• Owner has the right to stay in their own room. Rooms that are not used by the owner are sold to the public. Hence, you may have to move from one room to another. In such cases, we will contact you witin 1 week from booking date.
• There is no waitlist. If your desired room is not available, kindly check the availability by yourself at a later date.
• Discounts can not be combined.
  
• We can not accept reservations that do not meet our required minimum length of stay policy.
  
• Minimum length of stay is subject to change a later date. The minimum stay at the time of reservation will apply.
• Children under 7 years old at the time of stay may sleep alongside their parents without an additional fee. Children 7 years old will be charged the same rate as adults.

Shuttle bus will be running to Welcome Center, Supermarket in kutchan and Gondola. Details of shuttle will be worked out just before the start of the winter season.
